Building Manager Reports to: Head of Property Management Location : Paris or in the first ring of Paris (Hauts-Seine). Incumbent will take over the general management of a 30,000 sqm office building occupied by a large tenants. Building recently renovated in 2025 or building under restructuring to be delivered in a few months. Responsibilities Key missions in the short term : Contribute to the technical commissioning after works completion, to make sure the building is functional for new tenants; Inform all concerned parties on building defects and damages and take proactive steps to address those issues; Accompany and assist new tenants for fit-out works and more generally their good integration in the building; Contribute to the set-up and supervision of services in the building common areas : multi-technical maintenance, safety & security, reception & hospitality, cleaning, waste management, green areas maintenance, code compliance controls etc. Plan annual maintenance operations and define the associated budgets. Ensure cost optimization and justify expenses to both management and tenants. Prepare dashboards to track expenditures in collaboration with the accounting department, ensuring compliance with approved budgets. Define service needs, consult service providers, and implement (or renegotiate) contracts for mandatory periodic inspections, repair operations, preventive maintenance, reception and/or security services. Keep service provider records up to date and ensure their qualifications, certifications, and guarantees are valid. Manage maintenance and repair interventions, ensuring issues are resolved promptly. Supervise all work performed, including verification and acceptance, in close collaboration with the Construction department (considering operational constraints: technical, financial, and safety). Take preventive measures in case of damage or accidents and handle insurance claims. Manage daily relationships with tenants: tracking rent and charge payments, explaining charge breakdowns, sharing information, attending meetings, providing technical support, managing tenant repair issues, monitoring disputes and incidents, and ensuring compliance with building procedures. Work continuously toward improving the building’s operations, especially in view of potential technical and/or environmental certifications. You may also take part in acquisition audits and cross-functional assignments within your area of expertise. Education & Experience Higher education in construction or building management. Minimum of 5 years of experience in a similar position. Solid technical and multi-disciplinary maintenance knowledge. Strong understanding of contractual and regulatory frameworks (knowledge of IGH/ high-rise building regulations is a plus). Proficient in standard office tools. Languages Proficiency in English (spoken and written) is not strictly required from the candidate, but some command of English would be appreciated.
